Haven
Qualifies the buyer, books the viewing.
Haven answers Hartley & Finch’s website chat around the clock. It turns a plain-English brief into matching listings, books viewings straight into the negotiators’ diary and qualifies the buyer into a scored CRM lead. Homeowners get an instant valuation range from local sold prices and a free valuer visit; tenants reporting a repair get triage that puts safety first.

What Haven does for Hartley & Finch
One widget takes three kinds of visitor: people looking for a home, owners wondering what theirs is worth, and tenants with something broken. Haven does the first job of each, then puts the right person on it.
- 01
Plain-English search, real listings
Visitors describe the home the way they’d say it. Haven turns that into a search of the listings (bedrooms, price, kind of home, area, garden, parking) and answers with cards: price, rooms, EPC and the walk to the nearest primary. When nothing fits, it offers the one change that would find something, never an invented listing.

Viewings straight into the diary
Haven reads the negotiator’s diary, offers the free times and books the one the buyer picks, with a text confirmation to their mobile. Viewings run Monday to Saturday, up to six weeks ahead. A time that is already taken is refused, and the free times that day are offered instead.

Every buyer qualified and scored
After the booking come four questions: budget, mortgage in principle, chain and timescale. The answers land in the CRM with a lead score from the agency’s own weights, so negotiators ring the proceedable buyers first. The score is for the team; Haven never quotes it to the buyer.

A valuation range, never a promise
Owners get an instant estimate from comparable sales nearby over the last year, adjusted for condition, outdoor space and parking. It is always a range, always labelled as an estimate and not a valuation, and too few sales means no range at all. Then Haven books a free valuer visit.

Safety before service
Repairs are prioritised by rules in code, not by how calm a tenant sounds. A smell of gas, a carbon-monoxide alarm, sparking electrics or a serious leak is an emergency: the safety steps and the right number come first, the on-call property manager is paged, and no routine contractor slot is offered.

Facts, not steering
Under the Equality Act agents must not steer people towards or away from areas. Haven never calls a street good, bad or right for someone; it gives distances, schools, stations, council tax and EPC, and says where to check. The search cannot even filter on who lives somewhere, only on the home.
…near good schools…
Three homes fit: three or more bedrooms, a private garden and under £475,000, sorted by the walk to the nearest primary school. I can’t rate schools or areas for you, but the latest Ofsted reports and the council’s admissions catchments are the fair way to compare them.

The rules it keeps
Whatever a visitor says. Where a rule can be code, it is: the priority ladder, the lead score and the estimate’s label are set in the tools, so no conversation talks its way past them.
- R1
Safety comes first. A smell of gas, a carbon-monoxide alarm, sparking electrics or a serious leak gets the safety steps straight away and an alert to the on-call property manager. It is never treated as a routine repair.
- R2
An online figure is always a range from comparable sales, labelled as an estimate and not a valuation. Haven never promises what a home will sell for; a free valuer visit gives the figure to market at.
- R3
No steering. Haven won’t call an area good, bad, safe or right for a type of person. It gives facts (distances, schools, stations, council tax, EPC) and says where to check, so every visitor gets the same service.
- R4
No money or documents in chat. Haven never asks for bank details, deposits, holding fees or ID; the office takes those through its secure process.
- R5
Offers, negotiation and legal or mortgage advice go to a person. Haven won’t say what to offer, won’t reveal a seller’s position or another buyer’s bid, and offers a negotiator instead.

What to watchWhen a tenant says they can smell gas, Haven gives the safety steps and 0800 111 999 before asking anything, opens an emergency job and pages the on-call property manager. It never offers a routine contractor slot.
